How we work together
We discuss every stage with you and only move on once you approve it.
Plot analysis
We check the local zoning plan or planning decision, the plot's capacity and its constraints. At this stage you already know what and how large you can build.
Concept and visualisations
We get to know your lifestyle and needs, then prepare the room layout, the form and 3D visualisations. We refine them with you until the house is exactly right.
Permit design and approvals
We prepare the building permit documentation and all approvals: structure, services, roads and expert opinions.
Building permit
We file the application and handle the case with the authority until the final decision. You receive the finished design with the site log.
Price and timing
There is no single fixed price. A quote is always individual, because it depends on the requirements, the standard, the size and complexity of the house, the plot and the scope of work. We prepare a free initial quote after a conversation.
We are happy to communicate in Polish and English. Design documentation and all formalities are prepared in Polish, the official language required by Polish building law.

How long does it take to prepare a bespoke house design?
The time needed to prepare a bespoke house design depends on its area, its complexity, the number of concept variants and the scope of the required documentation and approvals. As a guide, from the first meeting to the preparation of documentation that allows a building permit application to be submitted, 2 to 3 months may pass. This time may be longer for more complex investments or if additional studies have to be obtained. We set the detailed schedule individually after analysing the plot and defining the scope of the project.

What does the process of designing a bespoke house look like?
We begin the design process with a conversation with the investor, getting to know their needs and analysing the plot and the applicable formal conditions. Then we develop an architectural concept, which we discuss with the investor and refine in line with the agreed scope of changes. After the concept is accepted, we move on to preparing the required design documentation and coordinating the technical solutions. We set the subsequent stages and deadlines individually for each investment.
