Checklist of documents for the design and building permit

Checklist of documents for the design and building permit

Plot and formal conditionsPlot parcel number and location details of the property.Documents concerning the right to the property, as supporting evidence of the right to dispose of it for construction purposes.Extract and drawing from the local spatial development plan (MPZP), if applicable.Development conditions decision (WZ), if required.Documentation of existing buildings, if the plot is already developed.Documents concerning access to a public road, if required.Documents concerning heritage protection or monuments, if applicable.Decision on environmental conditions, if required.

Maps and surveying documentationMap for design purposes prepared by a surveyor.Available surveying materials concerning the plot.Surveying as-built inventory of the existing building or site development, if needed.

Ground conditions and technical documentationGeotechnical opinion.Documentation of subsoil investigations, if required.Geological and engineering documentation, if required.Documentation of existing connections and installations, if applicable.Documentation of the existing building, in the case of reconstruction, extension or raising.

Utilities and technical infrastructureInformation about the existing utilities of the plot and the available networks.Technical conditions for connection to the electricity network, if needed.Technical conditions for connection to the water supply network, if needed.Technical conditions for connection to the sewerage network, or information about the planned method of wastewater disposal.Conditions for connection to the gas network, if applicable.Information about the planned heating source and ventilation method.Documents concerning a well, a septic tank or a domestic wastewater treatment plant, if applicable.Documents concerning the drainage of the plot and the management of rainwater, if required.Documents concerning access to a public road and the driveway entrance, if required.

Important: technical conditions for connecting utilities are not automatically mandatory attachments to every building permit application. We list them as documents that are helpful in preparing the investment, required depending on the solutions adopted and the circumstances.

Documents concerning the designCopy of the ready-made catalogue design, in the case of adaptation.List of planned changes to the ready-made design, in the case of adaptation.Functional and area assumptions of the building.The investor's guidelines on architecture, materials and design solutions.Consents or authorisations concerning copyright to the design, if required.

Building design and specialist studiesPlot or site development design (PZT).Architectural and building design (PAB).Technical design, prepared in accordance with the requirements for the investment, before the start of construction works.Structural studies, as appropriate to the scope of the investment.Installation studies, as appropriate to the scope of the investment.Required opinions, approvals and expert reports.Other documents required by special regulations, if applicable.

Documents for the administrative procedureBuilding permit application (PB-1), if the investment requires a permit.Statement on the right to dispose of the property for construction purposes (PB-5).Power of attorney for the architect, if they represent the investor.Proof of payment of stamp duty, if due.Required decisions, permits and approvals arising from special regulations.Additional attachments required for the specific type of investment.

The documents needed depend on the plot and type of project. If something is missing, we will help you obtain it.
