Adapting a ready-made house design
We will adapt the house design you bought to your plot and current regulations, make the changes you need and guide you through the formalities up to the building permit.
What adaptation involves
A catalogue design is prepared for a generic plot. Before you can get a building permit, a licensed architect must adjust it to your plot: its position, the zoning plan or planning decision, ground conditions and utility connections.
Adaptation can be combined with design changes, for example to the room layout, windows, roof or façade.
What adaptation includes
- Site development design: house position, access, utility connections
- Compliance with the local zoning plan or planning decision
- Foundations and structure adjusted to ground conditions
- Climate zones: snow and wind loads, frost depth
- Design changes on request
- Building permit application and dealing with the authority
Documents we need
If you are missing something, we will help you get it.
- Map for design purposes from a surveyor
- Zoning plan extract and map or a planning decision
- Utility connection conditions: electricity, water, sewage, gas
- Geotechnical report or soil investigation
- Copies of the ready-made design from the catalogue
Adaptation price and timing
The cost of adaptation depends on the chosen design, the plot and the scope of changes. We send the adaptation price list by e-mail – write or call and we will send it together with information on which documents we need. A simple adaptation usually takes several weeks, and longer if there are structural changes or additional studies. We give the exact time after reviewing the design and the plot documents.
Adaptation takes significantly less time than a bespoke design. Depending on the availability of the required documents, it can be completed within about a month.
Questions about adaptation
What does adapting a ready-made house design involve?
Adapting a ready-made house design means adjusting the design documentation to a specific plot, local regulations and ground conditions. A catalogue design must be checked for compliance with the local spatial development plan (MPZP) or the development conditions decision (WZ). The adaptation is carried out by a licensed architect, who prepares the documentation needed to obtain a building permit or to make a notification, in accordance with the applicable regulations.
What documents are needed to adapt a ready-made house design?
To adapt a ready-made house design you need above all a map for design purposes, documents specifying the development conditions of the plot and a copy of the catalogue design. Depending on the investment, the technical conditions for connecting utilities, documentation of ground investigations or a geotechnical opinion may also be required. The scope of required documents depends on the location and the specifics of the plot. At ARPIT we help establish which materials should be prepared before work starts.
How much does adapting a ready-made house design cost and how long does it take?
